What you need to know

A reverse mortgage allows eligible homeowners aged 55 and over to access some of the equity in their home, without needing to sell, move out or make regular repayments.

Unlike a traditional home loan, where you make regular repayments to reduce your debt over time, a reverse mortgage works in the opposite direction. The loan balance increases over time as interest compounds and is added to what you owe. The total is repaid when the last borrower permanently leaves the property, typically through the sale of the home.

For many Australians, the greatest store of wealth in retirement is not in a bank account or superannuation fund. It is in the home they have lived in for decades. A reverse mortgage offers a way to access some of that value, on your terms, while continuing to live in the home you love.

How much can you borrow?

The amount depends on two main factors: your age and the value of your property. As a general guide, at age 70 you may be able to borrow up to around

30%

of your home's value. The older you are, the higher the percentage you can typically access.

A general guide only. Your actual borrowing capacity depends on your age, your property and the lender's criteria.

Our holistic approach

A reverse mortgage is rarely just about the money. It's about how you want to live in retirement.

Before making any recommendation, Paul considers your age pension, future care needs, your estate, your family and your long-term wellbeing. Where something sits outside a credit licence, like superannuation strategy, he'll connect you with the right professional. The goal isn't simply to arrange a loan. It's to make sure that whatever you decide, you're genuinely better off.

No call centre and no one-size-fits-all approach. Paul or one of his specialist advisers will come to you (within Greater Melbourne region), meeting face-to-face in your own home to find the right path forward, or to tell you honestly if a reverse mortgage isn't it.

What We Believe

After more than two decades in this field, some things have never changed. These are the principles that guide everything we do at Reverse Mortgages Victoria.

Lifetime Occupancy

Best Interest Duties

Your protections under Australian law

Reverse mortgages are regulated under the National Consumer Credit Protection Act 2009, and Reverse Mortgages Victoria is fully compliant. Here's what that means for you.

No Negative Equity Guarantee

Required by law since 2012, this means you'll never owe more than your home is worth when it's sold. Your family will never be left with a debt to repay.

You Remain on Title

A reverse mortgage doesn't transfer ownership. You stay on the title for the life of the loan, just as you would with a traditional home loan.

Lifetime Occupancy

You have the right to remain in your home for life, as long as you meet your loan obligations. Paul will explain these clearly before you proceed.

Independent Legal Advice

Independent legal advice is required for all borrowers before settlement. It ensures you fully understand your loan, and Paul will prepare you for what to expect.

Best Interest Duties

As a licensed credit broker, Paul is legally bound to act in your best interests. If a reverse mortgage isn't right for you, he'll tell you.

How a reverse mortgage can be structured

A reverse mortgage isn't a single fixed product. It can be structured in three ways, or any combination, to suit your needs.

A Lump Sum
A Lump Sum
A Lump Sum

A single payment at the start of the loan. Well suited to an immediate need, like a home repair, a major purchase, or a gift to family.

A reverse mortgage is a home loan, as described in both Stages 1 and 2 of the National Consumer Credit Protection Bill. The loan requires no regular repayments during the term of the loan. Mandatory repayments occur when the last remaining borrower no longer lives in the property, typically from sale of property, deceased estate, or moving to alternate accommodation.

Eligible homeowners aged 55 and over can access some of the equity in their home, without selling or moving out. You stay in the home you love, with greater flexibility to live on your own terms.

ASIC Guidelines

ASIC requires that lenders show you how your loan balance and remaining equity may change over time. Paul provides these projections as standard and walks you through what they mean in plain language.

Eligibility

To be eligible for a reverse mortgage in Australia, you will generally need to meet the following criteria:

  • Age

You must be aged 55 or over (some lenders may require you to be 60). Where there are two borrowers, the age of the younger borrower is typically used to determine the maximum loan amount.

  • Property ownership

You must own your home, or have sufficient equity in it if an existing mortgage is to be refinanced.

  • Primary residence

The property must be your primary place of residence. Some lenders will also consider secondary properties or acreages.

  • Property type and value

All lenders cover standard residential properties. Lending criteria vary across lenders, which is one reason why access to the full panel matters.

If you are uncertain whether you qualify, the best starting point is a conversation

Eligibility also depends on the specific lender and their current criteria, which Paul assesses across all six lenders in the Australian market. If you are uncertain whether you qualify, the best starting point is a conversation - there is no cost and no obligation.

These conditions are standard across all reverse mortgage products and are designed to protect the value of the asset - which is in the interests of both the borrower and the lender. Paul will make sure you understand these obligations clearly before any loan is settled.

Rates, fees and your ongoing obligations

Interest rates on reverse mortgages are typically higher than standard variable home loan rates, reflecting the nature of the product and the absence of regular repayments. Because interest compounds over the life of the loan, the balance can grow significantly over time - particularly over a long period. Paul will always show you detailed projections so you understand exactly what this means for your equity.

Fees vary across lenders and products. Paul compares the full panel on your behalf, taking into account both the rate and the costs, to identify the option that represents the best outcome for your circumstances.

As a borrower, your ongoing obligations are straightforward:

Maintain the property in reasonable condition

Keep up with council rates, water rates and body corporate fees where applicable

Maintain adequate building insurance on the property

Continue to occupy the property as your primary place of residence, unless a secondary property is used as security.

These conditions are standard across all reverse mortgage products and are designed to protect the value of the asset - which is in the interests of both the borrower and the lender. Paul will make sure you understand these obligations clearly before any loan is settled.
