A reverse mortgage is a home loan, as described in both Stages 1 and 2 of the National Consumer Credit Protection Bill. The loan requires no regular repayments during the term of the loan. Mandatory repayments occur when the last remaining borrower no longer lives in the property, typically from sale of property, deceased estate, or moving to alternate accommodation.
Eligible homeowners aged 55 and over can access some of the equity in their home, without selling or moving out. You stay in the home you love, with greater flexibility to live on your own terms.

Four Ways we help senior homeowners
No call centre and no one-size-fits-all approach. Paul or one of his specialist advisers will come to you (within the Greater Melbourne region), meeting face-to-face in your own home to find the right path forward, or to tell you honestly if a reverse mortgage isn't it.

What is a reverse mortgage?
Access the equity in your home as a lump sum, regular income stream, line of credit, or any combination. The amount depends on your age and property value.

How can refinancing help you?
If you're retired and still managing a home loan, refinancing into a reverse mortgage can relieve that burden, removing regular repayments and freeing up your cash flow.

How does a loan facility work for existing borrowers?
Set up a line of credit and draw funds only as you need them. This means money is on hand whenever life calls for it, including future or unexpected costs.

Can a reverse mortgage cover a purchase shortfall?
A reverse mortgage can be used to fund any shortfall involved in a property purchase and is based on the credit limit policies that may apply for an already owned property.

The questions senior Australians ask us most
Do I still own my home?
Yes. You remain on the title throughout the life of the loan. A reverse mortgage does not transfer ownership.
Will it affect my Age Pension?
In most cases it won't, but it depends on your circumstances. Paul has specialist knowledge of the Social Security Act and can guide you, although Centrelink makes the final determination.
How much can I borrow?
It depends on your age and property value. As a guide, at age 70 you may be able to borrow up to 30% of your home's value.
What happens to the loan when I'm no longer in the home?
It's repaid when the last borrower permanently leaves, typically through the sale of the home. You'll never owe more than the value of your home, thanks to consumer protections in place since 2012.
What's the minimum age to qualify?
You generally need to be aged 55 or over to access a reverse mortgage.
Does Reverse Mortgages Victoria cover all of Victoria?
Across Greater Melbourne, Geelong, the Bellarine and the Mornington Peninsula, we come to you. Everywhere else in Victoria, we work with you by phone, video and post. The paperwork comes to you.
