Reverse Mortgages Victoria was built on a simple belief: that Australians approaching retirement deserve honest, expert, face-to-face advice from someone who genuinely understands their situation - not a call centre, not a sales script, and not a one-size-fits-all product.

Since 2002, that belief has guided everything we do.

Reverse Mortgage Purposes

“If a reverse mortgage isn’t the right solution, we’ll say so. Our obligation is always to the client – not the transaction.”

How could a reverse mortgage help you?

For many Australians approaching or living through retirement, the greatest source of wealth isn’t in a bank account or a super fund - it’s in the home they’ve lived in for decades. A reverse mortgage offers a way to access some of that value, without selling, without moving, and without taking on the burden of regular repayments.

But a reverse mortgage is not a one-size-fits-all product. The right approach depends on your circumstances, your goals, and - importantly - your future needs. That’s why reverse mortgage victoria takes the time to understand the full picture before making any recommendation.

For immediate or current needs

Access a one-off amount to cover a specific cost, whether that’s a home renovation, a new vehicle, a dream trip, or helping a family member into the property market. A lump sum gives you the funds you need, when you need them.

For future peace of mind

Establish a credit facility you can draw on as and when you need it. This is particularly valuable for managing unexpected costs or planning ahead for future home maintenance and care needs, without committing to borrowing more than necessary.

A reverse mortgage is a home loan, as described in both Stages 1 and 2 of the National Consumer Credit Protection Bill. The loan requires no regular repayments during the term of the loan. Mandatory repayments occur when the last remaining borrower no longer lives in the property, typically from sale of property, deceased estate, or moving to alternate accommodation.

Eligible homeowners aged 55 and over can access some of the equity in their home, without selling or moving out. You stay in the home you love, with greater flexibility to live on your own terms.

ASIC Guidelines

ASIC requires that lenders show you how your loan balance and remaining equity may change over time. Paul provides these projections as standard and walks you through what they mean in plain language.

Eligibility

To be eligible for a reverse mortgage in Australia, you will generally need to meet the following criteria:

  • Age

You must be aged 55 or over (some lenders may require you to be 60). Where there are two borrowers, the age of the younger borrower is typically used to determine the maximum loan amount.

  • Property ownership

You must own your home, or have sufficient equity in it if an existing mortgage is to be refinanced.

  • Primary residence

The property must be your primary place of residence. Some lenders will also consider secondary properties or acreages.

  • Property type and value

All lenders cover standard residential properties. Lending criteria vary across lenders, which is one reason why access to the full panel matters.

If you are uncertain whether you qualify, the best starting point is a conversation

Eligibility also depends on the specific lender and their current criteria, which Paul assesses across all six lenders in the Australian market. If you are uncertain whether you qualify, the best starting point is a conversation - there is no cost and no obligation.

More than just a loan

At Reverse Mortgages Victoria, our advice extends well beyond the loan itself. We consider your age pension entitlements, potential aged care costs, your estate and your long-term financial wellbeing, so that any recommendation we make is genuinely right for you, now and in the years ahead.

Taking out a reverse mortgage is an important financial decision, and one that naturally intersects with broader estate planning considerations. We will guide you through what to expect and make sure you feel prepared and informed before any documents are signed.
